There are several factors to consider when determining the cost of a sunroom. Here’s a breakdown to help you understand what goes into pricing your dream sunroom.
How Will You Use Your Sunroom?
The first step in determining the cost of a sunroom is to decide how you plan to use the space. Do you want a sunroom that you can enjoy year-round, or are you looking for an area that you’ll use seasonally? At Four Seasons Sunrooms, we offer both three-season sunrooms and year-round sunroom additions.
What’s the difference between the two?
It’s all about the glass and the means of heating and cooling! A three-season sunroom uses single-pane glass, which is ideal for a space that won’t be heated in the winter. These rooms offer maximum usability in the spring and fall when the weather is neither too hot nor too cold. During the summer, clients often use three-season rooms with the windows open for ventilation, treating the area like a screen room with the option to close the glass if it rains or if there are strong winds.
In contrast, a Four-Seasons Sunroom uses insulated high-performance glazing, which allows you to control the temperature in the room, making it comfortable year-round.
What Do You Have Existing?
Many clients have an existing deck that they want to convert into a sunroom. Depending on how the deck is constructed, we can sometimes utilize it as the floor for the sunroom. However, in many cases, we need to install additional foundation support or provide structural upgrades to the deck to ensure it can support the new structure and meet Ontario Building Code requirements.
Similarly, some clients have an existing roof structure and want to add sunroom walls underneath it. We refer to this as a “Walls Under” project. On average, a “Walls Under” project can range from $20,000 to $60,000, depending on the size and options chosen.
What Kind of Roof Would You Like?
At Four Seasons Sunrooms, we offer both solid roof and glass roof options for sunrooms. Our glass roof system is designed and engineered for year-round use in the Canadian climate. Solid roofs are often chosen when clients want a seasonal space, protection from the sun, or to match the existing features of their home. If you’re considering a glass roof, be prepared to invest more compared to a solid roof project.
How Will the Sunroom Roof Attach to Your Home?
For two-story homes, we often have plenty of space for a straightforward roof tie-in. However, with bungalow-style homes, we often need to make modifications to the house roof (such as a soffit cut-out or roof build-up) to properly attach the sunroom roof to the house structure.
In Summary
There are many factors that can affect the total investment for a sunroom, and we do not have a square-foot price that will magically factor in all preferred options. Yes. In almost all cases a building permit is required for your new sunroom. While some applications are more difficult than others, our company alleviates the planning and application from the homeowner and does it on their behalf.
What is a minor variance?
The way new homes are built typically is with lot coverage and setbacks completely maximized. When you are looking to build a sunroom where this is the case, we will have to apply for a minor variance, which is like a secondary permit. This allows us to exceed maximum lot coverage and set back regulations once approved. The municipality typically has an additional fee that the home owner is required to pay to the municipality once this is applied for.
Sunroom Design and Amount of Allowable Glass
When your sunroom is in close proximity to your neighbours property line, the allowable glass on that wall will vary. This is determined at the time of building permit application. As per the Ontario Building Code, if you are under 1.2 meters from your neighbours property line, you can’t have any glass on that wall. The further you go from this mark will allow you more glass square footage on that wall. The reason for this is for “flame spread”. If there is a fire in your home, the first place it will break through, is glass. This is to prevent a fire from spreading to the property next door. The only exception to this rule is screen rooms.

The best way to keep your sunroom comfortable year round, is to have a source of independent heating and cooling. This means, air conditioning and heating that operates for the sunroom specifically. When you have a room that is mostly glass, it is going to be a different temperature than the rest of your house. Independently heating and cooling the sunroom allows you to set a temperature specifically for your room – instead of turning the house thermostat up or down just to get the sunroom more comfortable.
